INTERNATIONAL BUSINESS PARK MARKS 20TH YEAR OF QUALITY

Concord, NC - The International Business Park at Concord is pleased to announce its 20th anniversary as a high-quality business park in the Charlotte, N.C. region, one of the fastest growing business corridors in the southeastern United States.

The 517-acre International Business Park is exceptional in its attention to detail and meticulous development, and has proven to be a long-term value to the area. Currently, the Park is home to many national and international companies including Oiles America, Pass & Seymour Legrand, DNP IMS America Corporation, FedEx, Sysco Food Service of Charlotte, Inc, Owens Corning, and Minka.

The Park has been developed by the Boca Raton-based Nolim Group. Preserving and enhancing the investment value of all properties within The International Business Park is a key goal for The Nolim Group. The pro-business attitude that has made the Charlotte region a hot spot for expanding businesses is further enhanced by strong cooperation among the City of Concord, Cabarrus County and North Carolina. According to Branson Jones of Oiles of America, a Park tenant, the strict covenants for development make the Park attractive for the continued investment his firm plans to make with their landholdings in the Park. Oiles of America is currently undergoing their third expansion on the 25 acres they own.

"The International Business Park is the only quality park in the area where you know your investment is safe," said Jones. "The restrictive covenants ensure that the buildings are of the best construction - you don't have to worry about development groups that construct shabby buildings and then move on to the next facility."

Since its inception 20 years ago, the Park has remained debt-free, allowing The Nolim Group to research and implement a thorough three-phase development plan. Each of the three phases includes a master plan with architectural standards that guide the development of properties within the Park. The phases are designed with curb appeal, consistency in quality, and compatibility of business types in mind. 

Phase I, which initially broke ground in 1989, includes sites for industrial, manufacturing and distribution facilities, and is occupied by Oiles America, Sysco Food Service and Owens Corning, among other companies. The second development phase is for warehouse and distribution facilities, flex space, and office space for medical and professional services. Both phase I and phase II are in progress. 

The third phase, with a final master plan expected by January 2005, will include retail and commercial development that will take advantage of the Park's scenic layout. The three phase approach will create an all-inclusive business park where employees may work and also shop, dine with clients, visit the doctor or tour the walking trails and sidewalks. 

While quality is the top goal for the Park's development, land prices remain competitive with other facilities in the Charlotte region. Land within the Park is competitively priced and can be parceled into one up to 100+ acre sites, depending on its location. Each parcel is available for sale and ready for development. Currently, a 74,000 square-foot flex building is available for leasing and custom upfitting.

The location of the Park also adds value to landowners' investment. The Park is near multiple transportation outlets including Charlotte-Douglas International Airport and Concord Regional Airport, 4 main Interstate Highways; I-85, I-77, I-485 and I-40, a rail system and 3 major ports.

"Oiles is an international firm, so the Park's location near I-85 and Charlotte-Douglas is very important," said Jones. "We also supply parts to the automotive industry, so being situated near I-77 is very important to the success of our business."
