THE INTERNATIONAL BUSINESS PARK AT CONCORD ANNOUNCES FIRST FLEX BUILDING TENANTS

ESP Associates, P.A. Establishes Concord Branch at International Corporate Center

CONCORD, N.C., March 27, 2006— The Nolim Group S.A. Inc., owner of The International Business Park at Concord, announced that ESP Associates, P.A., has moved into a 5,377-square foot unit at the International Corporate Center (ICC) to establish a Concord branch location. ESP is the first tenant to occupy space at the ICC, a 74,000-square foot flex building that includes Class-A offices and commercial space.

“We are happy to announce that ESP Associates, P.A., is our first tenant at The International Corporate Center,” said Anne Johnson, first vice president of CB Richard Ellis in Charlotte, which markets the facility. "As the area shifts from traditional industrial uses to more office, retail and service businesses, the flex building is designed to appeal to tenants that need high-quality office space or a combination of office and distribution space."

Headquartered in Charlotte and with existing branches in Raleigh, Wilmington and Fort Mill, ESP established the Concord branch to more efficiently meet the geographic needs of its clients in the piedmont region of North Carolina. The company, a multi-disciplinary, professional consulting firm, provides clients comprehensive land planning, engineering, surveying, landscape design, geotechnical engineering and materials testing services.

The Concord branch will initially be home to 30 professionals and support staff providing ESP’s entire range of professional consulting services. While future growth will be paced by the needs of its clients, the firm hopes to continue its company-wide pattern of expansion and diversification in this new location.

Located off Interstate 85 at NC Highway 73, the ICC is the first of four flex buildings that will total almost 300,000 square feet at The International Business Park’s 520-acre development. The flex building is currently owned and leased out by investment company, Wildwood Construction LLC. The initial building was completed in 2004, and is expected to house as many as 10 businesses. Units range in size from 5,000 to 50,000 square feet.

According to David Sliwinski, marketing director for ESP, the location was chosen for the quality of the facilities, and proximity to major thoroughfares and highways, with a desire to join the excitement and growth associated with Cabarrus County.

“Cabarrus County offers a strong community and healthy business climate fueled by promising new frontiers for development and progress,” said Sliwinski. “The International Business Park’s high development standards will help protect our investment, and its location, land prices, and interstate access make it one of the better choices in the region.
